Ricky called us to complain about no cooling in his multi-zone split. We arrived and diagnosed the system. The refrigerant pressures seemed off and there was warm air coming out of the vents in the house. We determined that the culprit was a very dirty outdoor condenser unit: its coil was blanketed with a layer of dust and debris collected over the years. Our company conducted a deep core cleaning of the condenser coil, as follows. We removed the condenser fan and tricky electronics, coated the coil with a cleaning solution, then washed the coil with an HVAC pressure washer specialized for air conditioning. When we were done, the coils looked brand-new, and the system resumed perfect cooling operation.
Initially, Jeff called us to report water leakage from the mini-split indoor units in two different commercial spaces in the same facility. In both cases, the leaks were found to be due to blockage in the condensate drainage piping. The blockages were cleared, and proper operation of the system was ensured. We also cleared the condensate pump of an obstruction. This resolved the condensate leakage problem.
Mike is a local landlord with a multizone mini-split system installed in one of his rental properties. One day, he called us to complain about water leaking from an indoor unit in the basement, whenever the unit in the living room on the story just above it was running in cooling mode. Troubleshooting revealed a blockage downstream in the common condensate drainage piping. The blockage was cleared, and proper drainage was confirmed. On a separate occasion, our company also used coil cleaning solution and an air conditioner pressure washer to wash the other indoor units to remove the debris that accumulated on the coils and fan blades due to prolonged use.
